What size garden room can you build without planning permission?

The short answer

There is no fixed floor area limit for a garden room under permitted development in England. Instead the size is capped by height and coverage: it must be single storey, no more than 2.5 metres high within 2 metres of a boundary, and together with other outbuildings cover no more than half the garden around the original house.

Why there is no single square metre limit

People often expect a simple number, such as a maximum floor area. Permitted development does not work that way for outbuildings. Instead it controls the building through height and through how much of your plot it covers, which together set a practical size limit for your particular garden.

That means a large garden can take a much bigger garden room than a small one, because the 50 per cent coverage rule is relative to the land you have.

The height limits that cap the size

Height is the firmest control. The closer the building is to a boundary, the lower it has to be.

  • Within 2 metres of any boundary: maximum 2.5 metres total height
  • Further than 2 metres from every boundary: up to 4 metres with a dual pitched roof, or 3 metres with any other roof
  • Maximum eaves height of 2.5 metres in all cases
  • Single storey only, with no raised platforms or balconies

The 50 per cent coverage rule

The other key limit is that all outbuildings together, including sheds and previous extensions counted as outbuildings, must not cover more than half of the land around the original house. Original house means as it was first built or as it stood in 1948, not as recently extended.

So before you size a garden room, account for anything else already standing in the garden. That is what sets your real ceiling.
